Rumah Hook - Bukan Rahasia umum jika developer besar pasti mempunyai beberapa masalah, mulai dari developer kecil hingga developer besar, selaku disini saya hanya menyampaikan surat pembaca saja karena sudah dikirimkan kronologi nya ke badan badan terkait tetapi tidak ada tanggapan, silakan disimak baik baik dan di pelajari

I’m writing this to extend my concern regarding unit I purchased from Sinarmas Land from broker Harcourt Central BSD (Ms. Lia Kharisa). I booked a unit Nava Park in October 2014 and was promised the following:
 


- Completion and handover in 20 months -- latest on 30/06/2016

- 40% down payment scheduled for 22 months instalment and full payment (60%) on 12/08/2016

- One year of free monthly IPL
 


When I questioned the 2-month gap between handover and payment dates, Sinarmas said that this practice of “property hand over before full payment” is common in BSD and I would get my unit before 30/06/2016 while full payment be on 12/08/2016, both dates stated in the Buyer’s Agreement.
 


Approximately a month before handover date, I called Sinarmas (Mr. Setia Iskandar) asking for unit progress and handover date. He arrogantly insisted handover only be done after full payment, that the initial commitments was made by the guy before him, and the guy resigned, so not Mr.Setia’s to fulfil the commitment, and that he got nothing to do with the deal. Despite repeated phone calls, Sinarmas never try to resolve problems, I was not even allowed to visit site to see the progress at all.
 


Sinarmas keep on quoting a clause: “Handover will be done after full payment”. Apparently, Sinarmas deceptively inserted the clause which contradictive to handover and payment dates. When I complaint that this is lying to customer and it was not supposed to be in agreement, the response was: “Yes we know it’s cheating, but you already signed it”. So Sinarmas clearly understand this dishonest act and intentionally inserted the clause in Agreement, ‘tricked’ buyer to sign, and using this improper clause to deny handover.
 


Sinarmas also made a one-sided amendment to delay hand over date to 30/08/2016, sending their guys waiting in front my house insisting me to sign or “my boss in office will be angry if you don’t sign this paper.” This was very intimidating, I never sign the amendment.
 


Sinarmas also tried to sabotage my mortgage proposal process. When bank BCA called them to check, they informed BCA that my documents was not complete since I had to sign one more document. The document meant was the one-sided amendment to push handover date to 30/08/2016.
 


As payment due on 12/08/2016 and to get Sinarmas attention, I gave deadline on 09/08/2016 for Sinarmas to contact me to discuss and find solution, and still nobody did. 


When I told that I would complain to Hongkong Land and post this on social media so other prospective buyers would be warned and make informed decisions before considering to purchase anything in Nava Park, the responses was: “Go ahead, still handover only be done after full payment and payment is due on 12/08/2016” 

Sinarmas can easily break commitment, never admit that they are required to handover according to date set in agreement. To stop this mental agony I asked to set handover and bank loan signed on 11/08/2016, so my payments are made promptly according to schedule.
 


Not only on the handover schedule did Sinarmas lie, Sinarmas also not admit that I was entitled for free one year IPL, saying “it was not in their database.”

It is disappointing, knowing that I purchased my ‘dream house’ in Nava Park, the most premium project in BSD promoted as a JV with Hongkong Land as leading property group for prime and luxury properties. Only to have mental harassment from manipulative people and get this level of service.
 


The company failed to keep its integrity and commitment and lost the customer’s faith. I will post my review of this experience in social media (Facebook, LinkedIn, Surat Pembaca Kompas, etc) so public made aware of pitfalls in dealing with them, and be alerted that they only focused in sales but not committed to do what it had promised to buyer.




Intinya buka Viral tidak viral, laku tidak laku di Lakewood. Hikmahnya adalah bagaimana perlakuan dan kinerja Sinarmas.

Mengenai, handover sebelum cicilan dp lunas itu benar adanya krn itupun terjadi sama saya. Saya pun dijanjikan demikian. Itupun tertulis di perjanjian. Seperti yg diatas tertulis sinarmas punya kunci di 'amandement' yg intinya bisa sesuka2nya. Cuma kita ngga make big deal out of it. Setiap org posisi beda2.

Bagi yg belum merasakan tentu ngga bisa ngerti. 
Silahkan tanya para penghuni di Nava pengalaman mereka dengan Sinarmas/HL.

Anda menabung utk bisa beli dream car Mercedes Benz baru. tapi sebentar ngga lama elektrik rusak, bawa bengkel mesin bocor, trus kaki rusak. 

 Masi warranty sih tp bolak balik melulu dan waktu anda berharga kan. Lbh parah masalah yg sdh dibenerin, rusak lagi. Bagi yg blom ngalami kan bisa bilang, sebelum beli mercy ya pelajari dulu dong dgn detail. Atau yg lebih parah, saya beli honda ngga ada masalah. Kompleksitas honda dan mercy ya jauh

Jd sebelum membantah prngalaman org yg pernah ngalami, pastikan untuk mengalami sendiri dulu. Bukan dgn asumsi 'ah mana mungkin sih kyk gitu, therefore itu org pasti mengada2'. Jgn mentalitas, honda ngga ada pengalaman pahit kyk gitu therefore pengalaman mercy tsb false.

dokumen yang sudah ditanda tangan tidak dihormati pihak developer karena ada klausul yang dihimpit2 di antara banyak kalusul yang membatalkan klausul sebelumnya. (Misdirection)
Kok malah dihubungin dengan net mana banyakan mana positif dan negatif. Luar biasa menggelikan

Wanprestasi adalah wanprestasi period.
Mau bandingkan2 positif dan negatif itu dari segi subjektif. Apakah bangunan kualitas bagus, apakah pelayanan ramah dan baik. Bukan melanggar ketentuan dibilang positif negatif.

Mungkin tidak terefek ke penjualan karena pembeli lain tidak terlalu perhatikan atau mereka tidak butuh rumah cepat jadi biar saja telat2, 2 hal berbeda jangan dicampur adukkan cuman buat pembelaan. Kita netral saja disini.
